how much does a kitchen remodel cost?

I get asked this question a lot, so I thought I would try to demystify the question about kitchen remodeling costs.

First you have to determine the decisions you will need to make.  Here is a sample list:

1-New Flooring- Are you replacing your flooring in the kitchen? Are you keeping it? The cost for replacing will depend on the size of your kitchen, if old flooring needs to be torn out, as well as the type of product you will be choosing for your new flooring. For just a kitchen new flooring is going to be in the range of $5,000- $10,000.00.

2- New Cabinets- Are you replacing your cabinets? The prices for new cabinets are determined on many factors. The wood and door style you will be choosing. Whether you are painting or staining. The hardware you will be using on your cabinets such as the hinges and guides. This could be an entire blog post, which I will do but the cost for kitchen cabinets could range between$12,000- $30,000. This is a big range because size of the kitchen and how “fancy” you can go creates the cost.

3-New Countertops- If you are ripping out your old cabinets you definitely will need to get new countertops. Quartz is the popular choice at the moment and I do feel its the best for durability. If you decide to get quartz, again depending on the size of your kitchen you can spend $7,000-$12,000. -This is not including backsplash which also depends on what you pick out but that cost could be around $2,000-$3,000.

4- Keeping the Same Layout or making a change. What this means is if you decide to move your refrigerator to another section of your kitchen then you are going to need a plumber to move the plumbing. The same goes for your range, oven and microwave and you will need to get an electrician. If you are keeping the same layout you will only need to have the electrician to hook up your new appliances and the plumber to hook up your new plumbing fixtures.

5- Appliances- Will you be purchasing all new appliances? Did you just purchase appliances a year or two ago and want to keep them? Either way make sure your cabinetmaker knows and asks what the appliance model numbers are as they need to make sure the sizing of the cabinetry is correct according to the appliance sizes.

6- Miscellaneous is what I would label as painting the walls after the cabinets are torn out, fixing any Sheetrock, pulls needed for your cabinets, plumbing fixtures you will need, kitchen sink, and any light fixtures. These are extra items you will want to purchase and you can definitely save money by purchasing them on your own.

After going through this list you will have various costs and they will add up to a big number. Normally an average size kitchen remodel in its entirety is going to cost somewhere in the range of $40,000-$50,000.  This is one of the larger purchases a person will make in their lifetime.  It is a BIG DEAL and you want to make sure you pick out what you will like and want to live with.  Remodeling a kitchen takes a lot of thought and consideration. 

If you decided to sell your home after a kitchen remodel the return value should be equal that of what you spent.  Its the best investment you can do to add value to your home.  And if you are spending this much you want to make sure its made well and lasts your lifetime.
